
In his “extensive research” of what development group would be best suited to develop the 540 acres of OLF 8 in accordance with the site’s master plan, Escambia County Commissioner Steve Stroberger somehow overlooked the Redstone Gateway project in Huntsville, Ala.
Reminder: OLF 8 Master Plan combines commerce, residential and amenities. It allocates 271 acres to commerce and industrial; 61 acres to residential, including duplexes, townhomes and multifamily; 47 acres to a mixed-use center, such as residential over retail and office over retail; and 45 acres to trails and public amenities, such as a post office, school, daycare and community garden. The goal for the site is to attract employers with high-paying jobs and provide some amenities for Beulah residents.
Redstone Gateway is a mixed-use business park located in Huntsville at the entrance to Redstone Arsenal. This 470-acre development serves as a hub for defense, aerospace, and technology companies, as well as government agencies. It is a joint venture between COPT Defense Properties and Jim Wilson & Associates, LLC, with phased construction that began in 2012.
AL.COM: Thirteen years ago, the city of Huntsville agreed to invest $76 million in an idea. That investment built the infrastructure for a mixed-use office park, Redstone Gateway, with more than 2 million square feet of occupied space and more than double the space for that square footage. The city is paying back that $76 million in a tax increment financing district with property and sales taxes collected from the project. Read more.

The Shops at Redstone Gateway include 40,000 square feet of retail space with restaurants and build-to-suit opportunities. Hospitality options include two hotels – TownePlace Suites by Marriot and Fairfield Inn & Suites Huntsville Redstone Gateway.

The only piece missing is residential, but residential is less than 12% of the master plan.
‘Extensive Research’
To win at least two more votes on the Board of County Commissioners, Stroberger needs to share his “extensive research.” Simply saying you’ve done it isn’t sufficient for this transformational project.
