The Dawson Company has announced a strategic partnership with Corporate Contractors, Inc. (CCI) for Phase One of the ambitious $200 million redevelopment of Maritime Park—a project that community leaders are calling another “game changer” for the Gulf Coast city.
Details: This collaboration brings together two powerhouse organizations with proven track records in community-centered development. The Dawson Company, operating as Inspired Communities of Florida, has been creating impactful developments across the Southeast for over five decades. Their new partner, CCI, is owned by acclaimed business leader Diane Hendricks and brings decades of expertise in large-scale community transformation projects.
- The partnership was facilitated by Pensacola community champion Quint Studer, who recognized the natural synergy between the organizations. “Having CCI, Dawson Company, and Pensacola native and NFL Hall of Famer Emmitt Smith partnering on this project is another game changer,” Studer commented, drawing parallels to the original Maritime Park concept that transformed the area two decades ago.
Dig Deeper: Diane Hendricks is an American billionaire businesswoman known for co-founding and chairing ABC Supply, the largest wholesale distributor of roofing, siding, and windows in the U.S., which she started with her late husband, Ken Hendricks, in 1982. She is considered the richest self-made woman in America, with an estimated net worth of about $22.3 billion as of 2025.
Dig Even Deeper: Diane Hendricks and her daughter, Konya Hendricks Schuh, are featured in “Betting on Beloit,” a new docuseries on A&E that chronicles how they spearhead a bold revitalization effort in Beloit, Wisconsin.
CCI has had proven success in revitalizing Beloit—a mid-sized city with striking similarities to Pensacola. Under Hendricks’ leadership, CCI has spent decades rebuilding Beloit’s downtown, creating a thriving entrepreneurial environment and expanding housing options.
- “The similarities between Beloit and Pensacola are striking,” noted Tamara Bowens, President & COO of The Dawson Company. “Both are mid-sized cities with rich heritage, strong civic spirit, and untapped potential.”
A Waterfront Destination in the Making
Phase One of the Maritime Park redevelopment will be anchored by the Reverb by Hard Rock Hotel and Rhythm Lofts, creating a walkable waterfront destination that integrates lodging, inclusive housing, entertainment, and public greenspace. The development is designed to honor Pensacola’s natural beauty and cultural heritage while driving growth in tourism, healthcare, and STEM sectors.
CCI will serve multiple roles in the project as vertical construction lead, co-developer, co-owner, and long-term investment partner. This comprehensive involvement ensures aligned interests and shared commitment to the project’s success.
- “This redevelopment is about creating a destination that truly strengthens and serves the Pensacola community, now and for generations to come,” said Diane Hendricks. The partnership model emphasizes collaboration, integrity, and community alignment—principles that have guided both organizations throughout their histories.
The Maritime Park redevelopment promises to be a catalyst for long-term growth, creating a vibrant waterfront destination that residents and visitors will enjoy for generations to come.
