Possibly first business for OLF-8

The Escambia County Commission has on its agenda a discussion of Project Dynamo. FloridaWest has this paper on it:

Project Dynamo Summary
The FloridaWest Economic Development Alliance is working with company representatives of Project Dynamo to bring a light industrial facility to Escambia County. The target site for this economic development project is a ± 25-acre parcel in the extreme northwest corner of OLF-8, bordering Frank Reeder Road.

The company needs to prepare the site, build and occupy the facility by October 2025; therefore, due diligence and property acquisition must be expedited. OLF-8 is the only location in Escambia County the company is considering. The company has offered $100,000 per acre to purchase the property, and in the interest of time is willing to utilize its contractor to construct an interior service road built to County specifications.

FloridaWest is working closely with County staff, as well as utility providers, and is now requesting authorization from the County Commission to continue work on specific details of Project Dynamo and the development of OLF-8 as a prepared and viable location for this and other developments.

Project Dynamo Details:
• ±25 Acre Site, extreme northwest corner of OLF-8 (Light Industrial Area)
• Offer to purchase at $100,000 per acre for a total of $2,500,000
• Building size: ~110,000sf
• Capital Investment: Minimum $35,000,000
• Construction type: Tilt-Up Concrete with parking, lighting and landscaping
• Workforce:

o Total Workforce : 210 employees
o Full-time Equivalent (FTE) employees: 170-189 est.
o Minimum starting Pay: $16.50/hr. + comprehensive benefits for full-time jobs
o Annual Payroll: $5.1 – $5.6 million est.

As this would be the first project in OLF-8, and because of the Project Dynamo site dimensions, some modifications to the light industrial area layout in the master plan for OLF-8 will be required.

This project is an excellent fit for OLF-8 and should help to stimulate additional development and investment in the park. FloridaWest will work with the County and other partners to pursue Triumph Grant Funding to support required infrastructure including roads and utilities, within and nearby OLF-8.

Again, FloridaWest is requesting the Commission’s authorization to continue to work with the company, County staff and other partners on all aspects of Project Dynamo in order to bring this development to Escambia County, help the company meet its goals, and stimulate additional job creation and property development at OLF-8.
