When the BCC approved the housing grants earlier this month, The ITEX Group had three projects on the list: Hallmark Village, Encore Park and Legacy Gardens.

Encore Park is the old motor lodge at 1717 Cervantes. It’s currently owned by Thakorbhai and Savitaben Patel. Encore Park LLC has a contract to purchase the site that is dated Jan. 21, 2015. The plans are to demolish the vacant travel lodge and build a 72-unit, four-story family development. It will have a clubhouse, business center, media center and other tenant services. See Florida Housing application from earlier this year -with sales agreement: 2015-026C_EX and the BCC application: EncorePark.

Legacy Gardens is the old School District Administration building at 215 West Garden St. The plans are to rehab the building for clubhouse, activity center and residential units. As with the Hallmark Village, one-story bungalows, two-three story garden unit or townhouse will be built on the remainder of the property. Total units: 120 geared for the elderly. A Legacy Gardens LLC has not been registered with the state of Florida. See BCC application: Legacy Gardens.

Former Council President Maren Deweese is reporting that ITEX was one of the finalist for the Hawkshaw property.

The Texas-based company could become a big player in the city of Pensacola housing market over the next few years.
